Reading a replacement quote line by line
Ask every company for the same itemized breakdown. Missing lines are where surprise charges usually hide.
| Quote line | What it covers | Question to ask |
|---|---|---|
| Water heater unit | Tank, brand, capacity, fuel, warranty | Is the warranty on the tank, parts, or labor, and for how long? |
| Connections and valves | Flex lines, shutoff valve, T&P valve, discharge pipe | Are all of these new, or reused from the old install? |
| Venting or electrical work | Flue, draft hood, wire, breaker, or dedicated circuit | Does the existing vent or circuit meet the nameplate? |
| Expansion tank or pan | Pressure control and leak protection | Does my system need one, and why? |
| Permit and code items | Paperwork and any inspection the city requires | Who pulls the permit and is it in this price? |
| Haul-away | Removal and disposal of the old tank | Is disposal included or an add-on? |
Fuel, size, and vent condition change the first three lines more than any other factor.
Fuel type sets the starting point
A gas tank, an electric tank, and a tankless unit each have different parts, labor, and venting needs. Switching fuel is a bigger job than swapping like for like, because it adds a gas line or a new circuit and sometimes a vent.
If you plan to change fuel, say so at the first call. Gas availability varies by address, and we cannot confirm that a given Wildwood home has natural gas without checking it. Spire is the utility to ask about a gas service line.
Keeping the same fuel and the same footprint is usually the least complicated path. Savings from a different fuel type depend on rates and the equipment, so ask for both operating figures and installed price before committing.
Capacity and efficiency: buying the right size
A bigger tank costs more up front and more to keep hot. Too small a tank runs out during a back-to-back shower morning. Look at the old unit's rating plate, count the daily hot water users, and pick the capacity from the first-hour rating rather than from the gallon number alone.
Efficiency ratings are on the yellow energy label. A higher-efficiency model usually costs more to buy and less to run, and the payback depends on your hot water use. Ask the installer to show the label on each model they quote.
Venting, space, and the extras that surprise people
Old vents can corrode, sag, or no longer match the new unit's draft needs. A gas replacement may need new vent pipe, a liner, or a different termination. That is the line that most often changes a quote after the plumber sees the closet.
Tight spaces add labor. A heater tucked in a utility closet, an attic, or a crawlspace takes longer to remove and reinstall. Long runs to a drain for the T&P pipe, or a pan with a drain line, add parts and time.
Corroded shutoff valves and brittle copper stubs also surface during the swap. A good plumber will tell you before cutting, so you can approve the extra work.
Repair or replace: the age math
Look at the serial number on the tank. Most manufacturers encode the build date in it, and the age tells you whether another repair is sensible. A leak from the tank body is a replacement trigger, because the steel liner has failed and no part will fix it.
A failed element, thermostat, or igniter on a younger tank is a repair. Price the repair against the part of the replacement cost that you would otherwise pay, and ask the plumber for both numbers. Our water heater repair page walks through the common failures.
Ways to keep the bill honest without cutting corners
These choices reduce cost or avoid surprises without touching safety.
- Have the old tank ready.
Clear the path, empty the closet, and know where the main shutoff is. Time on site is a cost.
- Ask for the quote in writing.
A written scope with parts, labor, and permit items makes comparison easy and protects you from later add-ons.
- Do not skip the shutoff and T&P replacement.
Old valves fail at the worst moment, and a leaking valve can undo a new install.
- Check warranties.
Compare tank and parts coverage, and ask whether labor is covered.
- Plan ahead if the tank is old.
A scheduled swap is usually calmer than a flooded basement at night. When the unit is already leaking, shut the cold supply and call.
Wildwood homes and water: what to know locally
The US Census Bureau's 2020-2024 American Community Survey reports a median build year of 1992 for Wildwood's 13,391 housing units, and about 42.8 percent were built before 1990. Plenty of homes have seen a first water heater replacement already, so check the serial number rather than assuming a tank dates from the house. Owner-occupied homes make up 91.8 percent of housing, which means most replacement decisions rest with the homeowner.
Missouri American Water supplies Wildwood, per the city's FAQ, and its 2023 St. Louis region report lists total hardness from 66 to 226 ppm as CaCO3 depending on the plant. Its 2025 report, hosted by the Missouri Department of Natural Resources, prints calcium and magnesium but no hardness row. Mineral scale shortens tank life and adds sediment, so ask the plumber about flushing and an anode check on the next unit.
Permit rules vary by job, and the City of Wildwood's building permits page lists new or replaced plumbing among permitted work without addressing water heaters by name. Ask the building department how a replacement is handled so the price you receive includes any permit item.

What your insurance may and may not cover
Sudden failures that flood a floor are often covered for the water damage, while the tank itself and gradual leaks often are not. Your policy decides what is covered. Photograph the tank, the serial number, and the damage before cleanup.
Next step
If you are comparing bids, call our 24/7 line and read us the nameplate. We can explain each quote line against your setup and give a clear price before work starts. Our team serves homes across Wildwood, and neighbors in Ballwin and Ellisville ask many of the same questions about older tanks. For the full swap process, see our water heater installation service.
Tank leaking now?
Close the cold water valve above the tank and call for a same-day visit when available.
Questions we hear in Wildwood, MO
We do not publish a flat number because fuel, size, venting, and permit items change the total. A written quote with the unit, parts, labor, permit, and disposal listed will show where each dollar goes. Call us with your tank's nameplate details and we will outline the line items for your job.
One quote may include a new shutoff valve, T&P valve, expansion tank, permit item, and disposal while the other leaves them out. Compare line by line before comparing the totals. The cheaper quote often has gaps that show up later as add-ons.
It can. The city says new or replaced plumbing needs a building permit, but it does not state a water heater rule by name, so ask the building department. Make sure your quote says who pulls the permit and whether the fee is included.
A failed part on a younger tank is usually a repair. A leaking tank body is a replacement, because the liner has failed. Ask for both prices when the tank is middle-aged.
Policies often cover sudden water damage but not the failed appliance or slow leaks. Your policy decides what is covered, so read the water damage and wear-and-tear sections or ask your agent before the job.
Mineral content affects scale and sediment. Missouri American Water's 2023 report prints total hardness from 66 to 226 ppm as CaCO3 across its St. Louis region plants, and which plant feeds your tap is not named. Test your tap and ask Missouri American Water for its annual water quality report.
Same-day appointments are available when schedules allow. Shut the cold water valve above the tank first and keep people away from wet electrical areas. If you smell gas, leave the building and call Spire at 800-887-4173 or 911 before calling a plumber.
